Land Requirements

Lioncourt Strategic Land’s model is based on proactive and ongoing planning promotion of all land within our portfolio.

We focus securing sites with realistic prospects of sucessfully gaining planning permission within a 10 year time horizon. We actively seek opportunities to promote both greenfield and previously developed land (brownfield).

We seek land opportunities with a minimum potential of developable area of 10 acres (4 hectares) or can deliver a minimum of 150 homes. Smaller sites will be considered where the local market conditions allow.

Our requirement has no upper limit. We actively seek opportunities through the local plan process. We are currently promoting two urban extensions of 3,000 and 4,000 homes respectively.

As we aim to maintain a balanced portfolio of sites, we are keen to consider land opportunities for promotion immendiently, within the next five years and longer term opportunities.

Promotion agreements

As a land trading business, we will normally look to secure land under a promotion agreement.

This means making an initial payment to the landowners, then through utilising the skills of specialist consultants, we promote the land through the planning process. Once planning permission is obtained we work with landowners and advisers to devise a suitable marketing strategy. For an example please go see our recent sale at Shifnal, Shropshire. We firmly believe that promotion agreements offer the simplest, quickest and most mutually beneficial approach to land trading as they allow for the partnership between us and our landowners when land is put to the open market upon securing planning consent.

Whichever promotion strategy approach we adopt, we seek to actively engage with landowners, local authorities, stakeholders and local communities to develop the most appropriate delivery solutions.
